Los Angeles Garage Floor Concrete Repair And Replacement Services

One of the worst things to replace or repair in your Los Angeles home is the garage floor.  When it comes to replacing it is either one of two ways; expensive if you hire a contractor or time consuming and messy if you attempt to DIY. Luckily most garage floors can be easily repaired rather than completely replaced. There a few commonly occurring issues that can happen to your Los Angeles garage floor. 

 

This article will discuss the issue and what you can do to counteract before it hits the point of no return.  

 

  1. Surface Pitting Cracking: If your garage floor has minor cracks and pit, typically cause over the years from vehicles, storage, and just general use, and no major splits or uneven flooring then rest assured, this is easy. You find a concrete resurfacing product, at your local hardware shop and it can be a DIY, saving you money. All you have to do is measure the floor, so you know how much product to purchase. Make sure to purchase both cleaner and resurface. The floor needs to be cleaned first. You'll need a few other common things too, rags, mixing buckets, brooms, typically home product items. During the process, if you plan to cover the garage floor with finished flooring, then you should consider an epoxy product that fills minor pits and cracks and provides a very hard surface.

 

  1. Significant Cracks: If your garage floor has significant cracks, or cracks larger than ¼” then things are going to get a little harder.  For this issue, you'll need a masonry wheel and filler. You will need to fill the cracks first with silica before adding the concrete filler to prevent it from settling.  After those steps you will need to ground down the filled-in crack with the wheel or hammer if you're feeling like Thor. This too can be a DIY, it will just be a little more hands-on.

 

  1. Minor Settling: Is the settling in your garage floor minor? As long as it is minor settling and the areas seem stable you can easily apply a self-leveling concrete for a simple at home fix. Just head down to your hardware store and grab the product needed.

 

What should you do if you have major settling? Well, this is when you need to call in back-up and talk to a contractor. There is a chance you won't need a replacement but will still need a contractor to do some work to fix your garage.  These approaches cost less than a replacement but are longer DIY. Here your two options will be mud jacking, where the contractor will inject a sand-based grout under the concrete to raise it to a uniformed level, or foam jacking, a similar process but use polyurethane foam instead. Your contractor will help you decide which foam is best for your Los Angeles garage floor.  

 

Some advice to consider, get quotes from a few companies. Different companies will charge different prices. Ask for the differences between the foams and replacement.  Compare your costs, if the costs are similar pricing, go with a replacement as it will benefit in the long run. And if you are not using the garage for your car, but maybe a workroom considers finishing the floor to prevent further damage.
