Maybe you have a property with multiple units; main house, guest house, ect or maybe you own a garage conversion; like an apartment building here in Los Angeles. If so you have most likely have received or should soon be receiving a code enforcement inspection. Simple put you will have a meeting with city officials who will look around your property and buildings and make sure you are up to code on everything. This is something that will be routine once every four years. This process began with the first rounds being completed in 2006. As the process has been ongoing for 10 plus years now city officials have learned how to deal with quick and efficient.
“It is the mission of the Los Angeles Housing Department Code Enforcement Division to identify and facilitate the abatement of physical conditions and characteristics of substandard and unsanitary residential buildings and dwelling units which render them unfit or unsafe for human occupancy and habitation and which conditions and characteristics are such as to be detrimental to or jeopardize the health safety and welfare of their occupants and of the public.”
This system has come about due to the hundreds of calls that come in daily to the Los Angeles Housing Authority over their apartment conditions. In order to cut down on the amount of calls coming into the department and to make sure that living conditions are up to code the department began to perform checks on buildings with the most calls and has led to the point where all buildings are now inspected. Inspections are done to the units that have made the complaints against the building or manager. The tenant has the right to let the inspector in even if the building manager disagrees. If your scheduled inspection is not for another year or more but the inspector finds three or more violations in the building your inspection will be bumped to the next opening so that the entire building and property can be fully investigated and inspected.
