s time and things change in your life, sometimes it seems that dream home you bought needs just a little more space. And for those Los Angeles homeowners who have a garage, converting it seems like the most practical way to achieve this extra elbow room. Though it may sound simple enough, the process needs to be done correctly and this means legally, otherwise your simple garage conversion could end up costing thousands more than you wish to spend and giant headache. In Los Angeles there are building permits that are required for garage conversions. Each city and county has set rules and guidelines to ensure that the building is done properly to protect those who will be using it. Obtaining a permit is your first and most important step to doing the process legally. Below are two examples of how a garage can be converted into a usable extra home space and the important factors in each process.

The first step to hire an architect, drafter or designer. Why because you need floor plans of the current state of the garage and the proposed ADU/garage conversions. Click here to see ADU floor plans. ADU Architectural Designs is a trusted company we use.

The second step is to hire a general contractor, which in this case its us. We take care all the floor plan process and construction. Doing the garage conversion by yourself to save money is always a bad idea. So call us 1-323-250-8659 for a free estimate.

Need An Extra Bedroom From Garage?

Another standard conversion we are seeing in Los Angeles with garages is into a small bedroom. This type of conversion will require more time and planning as the building codes are slightly more extensive, depending on if you will rent the extra room or not.  Something to keep in mind is that as you add a new bedroom to your home, which is adding square footage you will be required to add a new parking space to your home to accommodate the new space. If you cannot manage this, most likely you will have a harder time getting a permit.

Why Not Just Go Ahead Without A Permit?

You might feel like the conversion will be simpler if you just DIY and not obtain permits. Whether due to time or money constraints this is a bad idea.  With illegal renting and soaring rental costs Los Angeles is cracking down on illegal conversions. If you are cited you are facing fines, the cost of undoing your work and paying out costs. All in all illegally converting can cost upwards of $50,000. I don’t know about you but that does not seem worth it, it is better to take the time and do this correctly. Spending some time and effort to get a permit and even if you have to use some professionals seems like money better well spent then risk a fine and spending double or triple what you are budgeting for.

Keep In Mind:

If you are going to do a garage conversion, take the time to make sure the outside reflects the new inside. Replace the old door with a wall or new door.  Paint the exterior so that is matches the home, add window to give the room a home-like feel. Taking the time to do so such will only add value to your property and make the neighbors appreciate it more.
