ADU or Accessory Dwelling Unit as they are officially called are essentially small or tiny homes. Most similar to a backhouse or detached studio they have all the amenities of a home on a smaller scale. ADU’s can come in three different styles; Interior, Attached or Detached.

Interior ADU’s are most commonly seen in the basement or attic. Detached are standalone buildings located on the same property as the main house, these are most commonly known as back or guest houses. Attached are built alongside the main house but have their own entrance.  With each type of ADU comes a different price tag and style.

In Sunland, how much for converting a garage in to an ADU

When pricing out how much converting or building an ADU will depend on the type of ADU you will be either building or converting.With an interior ADU the cost will typically start around $60,000 and go from there depending on the quality of the materials, size of the room(s), and extras you may decide on like built in shelves and such. Detached or attached ADU will start around $80,000 and take the most work.

The cost of these two types start much higher due to the fact they either have to be built as a standalone or alongside an outer wall and they will have to have wiring and necessary pipes added to them. ADUs have kitchenettes for small kitchen and a small bathroom, without these they are not true ADU. If you are converting your empty garage into an ADU you will have to run plumbing and electric and maybe even gas to the structure, so the costs are much more than if you remodel your basement or attic. Everything must be up to current code otherwise if you rent it out and there is an issue you could face lawsuits and fines.
